Can AI Read a Commercial Lease? Here's What It Can Actually Do

Short answer: yes, and it's faster at the boring part than any of us will ever be. Paste in a 40-page commercial lease and AI can tell you the rent escalation schedule, the renewal windows, and who's on the hook for the roof, in about the time it takes to pour coffee. What "AI reads the lease" actually means

It does not mean AI is your attorney. It means AI is very good at reading a long, dense document once and pulling out exactly what you ask for, without skimming, without missing page 27 because you're tired.

You paste in the lease, or the section you're worried about, and ask it plainly:

"Here's a commercial lease. Pull out the rent amount, any escalation clauses and when they hit, the renewal option terms, who pays for maintenance and repairs, and anything that lets either side terminate early. List it as bullet points with the page or section number."

Thirty seconds later you have a clean summary instead of a stack of legal paragraphs. You still read the actual clauses it points you to, but now you know which ten lines matter out of four hundred.

It can't tell you if a clause is enforceable in your state. It can't negotiate for you, and it can't tell you whether an unusual term is normal for your market or a red flag, because it doesn't know your market the way a local commercial broker or attorney does. Treat what it gives you as a very good first pass, not a legal opinion.
